Where is the Best Place to Advertise My Furnished Rental in New Orleans?

We are no longer a needle in a haystack.  NESTinNOLA is ranking on top in searches (and AI) for furnished rentals in New Orleans …

In the past few years, furnished rental owners have gone from feast to famine in New Orleans, and it’s happened so quietly, many are struggling to be seen in a market flooded with former Airbnb properties – and they’re not sure why.

My company, NOLASinc, has been working in this niche long before Airbnb was “a thing,” and we’ve been through all the phases of this market; including the earliest one when corporate leasing properties were hard to find, and a very small segment of rentals in the city.

Back then, we catered to film crews and travel nurses, and were a solution for those seeking furnished housing on a monthly (now called mid term) lease basis – so we not only had to learn that market… we became expert in turning up in searches online. Now there’s the opposite problem. 

The explosion of furnished properties in New Orleans due to vacation rentals created a flood of information on searches, to the point that any specific search turns up all the same results.

First, you get the “sponsored results,” which are paid ads.  Not based on merit or any other criteria… these companies pay to show up, and they always rank top of the search list, whether they offer anything useful or not.

Second, you’ll find the national companies that platform furnished rentals EVERYWHERE… so why isn’t that the best place to be?  

Search Engine Optimization (SEO) has always been my focus.  Back in the day… and right now.  But it’s not at all what it used to be.  Search results are now more merit-based than ever – and that’s great news for LOCAL companies to overcome the unfair competition of national companies that pay to play.

AI has changed everything, and we have embraced it.

Does AI answer our inquiries, write our content, chat online with visitors to our website?  

NOPE.  And it never will.  We get approached daily by “gurus” who want to help us automate – and that’s the last thing we will ever do.  

Our clients (and yours) are real people who are coming to a complicated city.  They have questions, they want answers, and they want them from locals, like you and me.  We want them to find us, and we want to know them, develop return visitors, and build communication person-to-person, because they’ll be staying in the furnished properties we have built with care for their enjoyment.  

Let’s make sure human tenants can find the humans who own their stays.

But can AI serve us?  It definitely can… by helping tenants find us.

You’ll notice that BEFORE the sponsored results in a search, and BEFORE the well-placed national platforms, searches now give AI results.  

That’s where we are showing up, and we have become pretty expert in bringing your property to the forefront of searches by:

  • Being hyper-local
  • Being specific to the tenants who are searching for us (travel nurses, film crews, snowbirds, digital nomads, emergency responders)
  • Being concise, down to every neighborhood, every landmark, every feature of every property
  • Being aware of how customers ask questions, and how AI answers them

That’s simple, but also very complicated.  The thing is… AI is smart.  AI knows how to parse the infinite information online into a distilled result that weeds out the noise.  And a lot of national platforms are just noise, like putting a Starbucks in the French Quarter… it’s got recognition, but it’s not giving the local flavor New Orleans is known for.  It’s not the authentic thing, and they don’t have beignets, or a trumpeter on the sidewalk outside.

So AI is being trained by US, and the tenants who are looking for us.  We are teaching it, and it is truly learning.  It knows that

  • We are a truly local company that’s been working with furnished monthly rentals since 2008
  • We vet our properties through the lens of licensed realtors, and we are here to help our owners with suggested procedures, realtor forms, tenant screening, and an owner community to share information
  • We are local owners, and we have the neighborhood-by-neighborhood knowledge visitors are seeing, not generic software to sort properties.
  • We are specialized, and we are a collection of owners who can de-mystify the experience of coming to stay for a while in this very unique city.
  • Unlike national platforms, we offer direct communication between the prospective tenant and the owner.  There are no booking fees or commissions, so the frustrating gatekeeping is “not a thing” here on NESTinNOLA

AI actually knows the difference, and when it gets the question, “Where do digital nomads stay in New Orleans?” (or a similar question) – we get recommended right there at the top of the search.  AHEAD of all the big box platforms… because you can’t buy authenticity, and the paradox is… the super intelligence knows it.  

We are already coming out on top, because it’s simply true.
